Barndominiums Built for Piedmont Land
Barndominium Builders Charlotte designs and builds metal-sided and post-frame homes, shop houses and barndo living quarters on land around Charlotte, from Lake Norman acreage in Iredell and Lincoln counties to farm ground in Union, Cabarrus, Rowan and Stanly and the hills of Gaston and Cleveland.
The ground here sets the agenda. Much of the Piedmont sits on red clay subsoils like the Cecil series; other tracts have Iredell-series soils, rated by the USDA as very slowly permeable with very high shrink-swell in the subsoil and a perched water table in winter. Out toward Albemarle, slate-belt soils such as Badin can reach weathered rock in 20 to 40 inches. That affects slab design, drainage and whether a septic permit is even possible, so we look at the land before we talk price.
How we work
- A visit to your land before an estimate.
- Research on your county's zoning, building permit path and septic rules, plus any HOA or deed restrictions.
- A written estimate that separates site work, foundation, building package, insulation, mechanicals and finish-out.
- A condensation and insulation plan for the metal shell, sized to the Charlotte region's humid summers.
- Inspections scheduled in order: footing, rough-ins and final, ending in a certificate of occupancy.
- Plain answers about costs, timing and trade-offs.
