Frequently Asked Questions

Barndominium Builders Questions

Are barndominiums legal in North Carolina?

Yes. North Carolina treats a barndominium used as a home like any other site-built single-family dwelling. It has to meet the state residential code and pass the same inspections. Local zoning and private HOA or deed covenants can still restrict metal-sided homes on some parcels, so we check those for your lot first.

How much does it cost to build a barndominium near Charlotte?

It depends on size, finishes and how much site work your land needs. Our service pages list typical Charlotte-area and North Carolina cost ranges from named cost guides. Septic, wells, clearing and driveways add to the total on rural land, and your written estimate is the price.

Do I need a permit to build a barndominium in Mecklenburg County?

Yes. Mecklenburg County Code Enforcement issues building permits, and residential new construction requires plan review. If the lot is not on public sewer or water, septic and well permits go through the county's Groundwater and Wastewater Services office.

Can I get a mortgage for a barndominium?

Often, yes, but it takes more preparation. Most new barndos are financed with a construction-to-permanent loan, and lenders commonly expect detailed plans and around 20% down. The usual hurdle is the appraisal, because there may be few comparable barndos nearby. We do not provide financing, but we supply the plans and line-item costs lenders ask for.

How long does it take to build a barndominium?

HomeGuide puts a typical barndominium at around six months, longer for larger or more customized homes. On rural land, septic evaluation, permitting and site work can add time before construction starts.

Steel frame or post-frame: which is better here?

Both work. Steel frames allow wide clear spans and resist rot and insects; post-frame (pole building) construction uses wood posts and is familiar to many framers and inspectors. Wind design, insulation method and your floor plan usually decide it. We price both when it makes sense.

How do you stop condensation in a metal barndominium?

Condensation forms when warm, humid inside air reaches cold metal. Closed-cell spray foam applied to the shell acts as an air and vapor barrier and, in building-science modeling, needs no added vapor retarder; open-cell foam in a metal wall can take on moisture. Code also requires a thermal barrier such as drywall over spray foam.

Do you build on land outside Charlotte city limits?

Yes. We build on acreage and larger lots in the counties around Charlotte, including Cabarrus, Union, Iredell, Lincoln, Gaston, Rowan, Stanly and Cleveland.

Barndominium Homes Questions

Is a barndominium home cheaper than a regular house?

Often, but not always. HomeGuide's North Carolina turnkey range of $62 to $154 per square foot, shown in the table above, sits below what the same guide lists for conventional houses, but finishes, site work and size can close the gap.

Can a barndominium home be my primary residence?

Yes. Once it passes inspection under the state residential code and receives a certificate of occupancy, it is a house. Lenders financing it usually want it to be your primary residence.

Will my HOA allow a barndominium?

It depends on the covenants. Some HOAs and deed restrictions specifically prohibit metal siding even where zoning allows it. Read your restrictions before you buy or design.

Do barndominium homes hold their value?

HomeGuide notes barndos can hold value, but also lists a more limited resale market than conventional houses, and highly personal designs may not appeal to every buyer. A clearly residential layout and exterior help.

How big are most barndominium homes?

Common shell sizes include 30x40, 40x60 and 50x80 feet, but size is driven by your floor plan, your shop needs and your budget.

Is a barndominium home a good fit in the Charlotte climate?

Yes, with the right envelope. Hot, humid summers and freezing winter nights mean the metal shell needs continuous insulation and vapor control and an HVAC system sized to it. Done that way, a barndo is as comfortable as any other house.

Custom Barndominium Builds Questions

How much more does a custom barndominium cost than a stock plan?

Design is the first difference: HomeGuide lists stock plans at $1,300 to $2,000 and custom plans at $4,500 to $6,000 or more. After that, cost depends on size, foundation and finish choices rather than whether the plan is custom.

Can you build a custom barndominium on a sloped lot?

Yes. Sloped lots are common in Gaston, Cleveland and northern Iredell. We may use a stepped foundation, walk-out lower level or more grading and retaining, and price each option.

Do I need an architect for a custom barndominium?

Not always. Many custom barndos are drawn by a designer or draftsperson and engineered separately. Larger or more complex homes may call for an architect. We will tell you which fits your project.

Can a custom barndominium have a basement?

Yes, where soil, rock depth and drainage allow. It adds significant cost and needs careful waterproofing, especially on soils with a high winter water table.

How long does a custom barndominium take?

Design and engineering add time before construction. HomeGuide puts the build itself at around six months, longer for larger or more customized homes, and rural permits and site work add to that.

Barndominium Kits Questions

Can I buy a barndominium kit and have you build it?

Yes. We can work from a kit you have already chosen, though we recommend letting us review the drawings and design loads before you order.

Is a kit cheaper than a custom barndominium?

The shell can be cheaper, but Angi notes kits cost about the same as custom builds while offering less flexibility. Foundation, utilities and finish-out cost the same either way.

What size barndominium kit do I need?

Start from the living area you want plus any garage or shop. A 40x60 kit gives 2,400 square feet on one floor; lofts and lean-tos add space.

Do barndominium kits include insulation and windows?

It varies. Many include doors and some windows; few include the insulation a home needs. Read each quote's inclusions closely.

How long does a barndominium kit take to arrive?

It varies by supplier and season. Get a delivery window in writing and schedule the slab so it has cured before the kit arrives.

Barndominium Floor Plans Questions

Can I use a barndominium floor plan I found online?

Usually as a starting point. Online plans still need to be adapted to your lot and engineered for North Carolina loads before they can be permitted.

What is the most popular barndominium size?

There is no single answer, but 30x40, 40x60 and 50x80 shells are common. Pick by the rooms and shop space you need, then add porches.

Can a barndominium floor plan include a shop?

Yes. Many plans attach a garage or shop to the living quarters under one roof or join them with a breezeway.

How much does a barndominium floor plan cost?

HomeAdvisor lists floor plans at $50 to $2,000, and HomeGuide lists stock plans at $1,300 to $2,000 and custom plans at $4,500 to $6,000 or more. Engineering is often extra.

Do barndominium plans need engineering in North Carolina?

Structural design must address dead, live, roof and wind loads, and steel frames and their foundations need engineered design. Your county will tell you what must be sealed.

Where should the septic field go on my floor plan?

Where the soil evaluation says it can. The health department decides which part of the lot is suitable, so we place the house after that area, plus required setbacks, is known.

Shop Houses Questions

What is a shop house?

A shop house is a barndominium that combines a home with a large shop or garage under one roof. The living area is built and inspected as a dwelling; the shop shares the frame.

How big should the shop be?

Measure what you will store and how you work. Many people plan the shop as large as, or larger than, the living area.

Can I run a business out of my shop house?

That depends on your county's or town's zoning rules for home occupations. Check before you design, because some uses are restricted in residential districts.

Do I have to insulate the shop?

It is not always required, but uninsulated metal in a humid climate collects condensation. At minimum, we usually recommend insulating the roof.

How tall should shop doors be for an RV or boat?

Measure the tallest vehicle with its roof equipment or the boat on its trailer, then add clearance. Door height drives eave height, so this has to be settled before the frame is ordered.

Turnkey Barndominiums Questions

What does turnkey mean for a barndominium?

It means the builder delivers a finished, move-in-ready home, including site work and utilities, rather than just a shell or kit.

Is land included in a turnkey barndominium?

No. Cost guides price turnkey barndos excluding land, and we do not sell land. You bring the lot; we handle everything built on it.

How do I finance a turnkey barndominium?

Most owners use a construction-to-permanent loan, which converts to a mortgage once the home is complete. Lenders typically want detailed plans and about 20% down. Farm credit lenders familiar with barn-style buildings are another option HomeGuide mentions.

What if my lot does not pass the septic evaluation?

Then the site plan, the system type or the lot itself may need to change. That is why we look at septic before design and pricing are final.

Do I need an NCDOT permit for my driveway?

If the new drive connects to a state-maintained road, NCDOT handles access through its local District Engineer office and charges no application fee. Inside some towns, local rules can also apply.
