Everything Between Raw Land and Move-In

Turnkey barndominiums are delivered complete: land cleared, driveway in, utilities run, the shell built and the interior finished, ready to live in. We build turnkey barndominiums on rural and suburban land around Charlotte and manage every phase, so you have one schedule and one point of contact.

Site work is where rural budgets move

A rural lot in Union, Rowan or Lincoln County may need clearing, a long gravel drive, power run in from the road, a well and a septic system before the slab is poured. HomeGuide puts utilities on a vacant lot at $9,000 to $34,500 or more, and rural lot development can reach $75,000. A turnkey estimate includes all of it, so the number you see is the number for a finished home.

Septic and well permits

Most rural lots here depend on septic. The county health department evaluates the soil and issues an improvement permit and an authorization to construct; in Cabarrus County, for example, the authorization is valid for five years if the lot is unchanged, and a well permit follows once the site is found suitable for septic. In Mecklenburg County, the Groundwater and Wastewater Services office handles both.

Driveways on state roads

In North Carolina, a new driveway onto a state-maintained road falls under NCDOT through the local District Engineer's office, and NCDOT charges no application fee. Counties do not regulate driveways directly. We check which applies to your frontage.

Fewer handoffs

When one builder holds the whole job, the grading crew knows where the septic field goes, the slab is poured with plumbing sleeves where the plan puts them, and the finish schedule follows inspections instead of guesswork. That is the practical value of turnkey: fewer gaps between trades.

A realistic timeline

HomeGuide estimates around six months to build a barndominium, longer for bigger or more customized homes. On raw land, add time for the soil evaluation, permits and site prep before the shell goes up.

County paperwork a turnkey job covers

Requirements differ from county to county. Stanly County will not process a permit without an assigned address and asks for a lien agent on any new home. Gaston County requires a foundation survey approval letter with the framing inspection for new single-family homes. Cabarrus County's septic evaluation asks for a site plan showing structures, setbacks, wells, driveways and surface water, with property lines marked and brush cleared so the evaluator can reach the soil.

Permits that set the order of work

North Carolina's G.S. 130A-338 holds electrical, plumbing and heating permits until a required septic construction authorization is issued, so septic approval comes before the trades. New private wells are inspected and tested through the local health department under the state program for wells built on or after July 1, 2008.

Turnkey or owner-building

Some counties let a resident owner act as their own general contractor. Stanly County then requires an owner affidavit on projects over its threshold, and the home cannot be rented, leased or sold for 12 months after the certificate of occupancy. With a turnkey build, one builder carries the whole job from permit to keys.

Turnkey Barndominiums Questions

What does turnkey mean for a barndominium?

It means the builder delivers a finished, move-in-ready home, including site work and utilities, rather than just a shell or kit.

Is land included in a turnkey barndominium?

No. Cost guides price turnkey barndos excluding land, and we do not sell land. You bring the lot; we handle everything built on it.

How do I finance a turnkey barndominium?

Most owners use a construction-to-permanent loan, which converts to a mortgage once the home is complete. Lenders typically want detailed plans and about 20% down. Farm credit lenders familiar with barn-style buildings are another option HomeGuide mentions.

What if my lot does not pass the septic evaluation?

Then the site plan, the system type or the lot itself may need to change. That is why we look at septic before design and pricing are final.

Do I need an NCDOT permit for my driveway?

If the new drive connects to a state-maintained road, NCDOT handles access through its local District Engineer office and charges no application fee. Inside some towns, local rules can also apply.
