Why Concord Lots Suit a Barndo
Barndominium builders in Concord are working in one of the fastest-growing cities in the Charlotte region. Concord is the county seat of Cabarrus County, and the city's own figures show 79,066 residents in 2010, 105,329 in 2020 and a state estimate of 116,941 for July 2025. The city covers about 64.7 square miles. Growth like that brings new subdivisions, but Cabarrus County is still described as gently rolling Piedmont countryside, and there is room around Concord for homes on acreage with a big shop attached.
A racing town with garage culture
Charlotte Motor Speedway sits in Concord next to U.S. Route 29. It opened on June 15, 1960, and the complex has grown to about 2,000 acres. Keeping a car, trailer or race project under the same roof as the house is exactly what a shop-house barndominium does well.
Two offices, two questions
On a Concord build there are two separate approvals to think about:
- Zoning. The City of Concord Planning department administers the city's development ordinance and is working on a rewrite of it (the CDO Rewrite). Zoning decides whether the house fits on the lot: setbacks, height, accessory buildings and use.
- Building code. Cabarrus County Construction Standards provides building inspections and permitting for all areas within Cabarrus County. It enforces the North Carolina State Building Code, offers electronic plan review for new residential projects and issues certificates of occupancy.
We confirm the zoning answer first, then submit construction drawings for plan review.
Outside the sewer lines
If your land is past the reach of city sewer, the house needs an on-site wastewater (septic) system. North Carolina law (G.S. 130A-336) says the local health department must evaluate the site and issue an improvement permit and a construction authorization before a residence can be built where no approved wastewater system exists. An improvement permit that comes with a plat does not expire; one issued with a site plan is good for five years. We put the soil evaluation at the very front of the schedule because it controls where the house, driveway and shop can go.
What's under a Concord slab
Two soil series common to Piedmont uplands tell the story. The Cecil series is well drained with a red clay subsoil. The Enon series, formed from mafic rock, is rated by USDA as having high shrink-swell potential. On a clay that swells when wet and shrinks when dry, slab design and moisture control around the foundation are not optional. We plan grading so water drains away from the slab and gutters discharge well clear of it.
Creeks and the Rocky River
The Rocky River is the longest waterway in Cabarrus County. It rises in Iredell County and flows to the Pee Dee below Norwood. Coddle Creek, Back Creek, Adams Creek and Dutch Buffalo Creek also run through the county, and Lake Concord and Lake Fisher sit within it. Low ground along these streams is where we look hardest at floodplain maps before picking a building pad.
Typical Concord projects
- A two-story barndo with an oversized garage bay
- A single-story home with a wraparound porch on rural acreage
- A shop-first build with living quarters added in phase two
- A post-frame home on a wooded lot east of town

Concord Questions
Does the City of Concord or Cabarrus County issue my building permit?
Cabarrus County Construction Standards handles building permits and inspections for all areas within the county. Zoning questions go to the City of Concord's planning staff if your land is in the city's jurisdiction.
How long is a septic improvement permit good for in Cabarrus County?
Under North Carolina law, an improvement permit issued with a plat does not expire, and one issued with a site plan is valid for five years.
Can I put a big race-car or RV bay on my Concord barndo?
Usually. Garage size is mostly a question of zoning setbacks, height limits and lot size, which we check before we size the bay door.
Is the clay around Concord a problem for slabs?
Some Piedmont soils, like the Enon series, have high shrink-swell potential. We design the slab and site drainage around what the soil report shows.
