Lake Country, Race Country

Barndominium builders in Mooresville get asked about garage space more than anything else. The town calls its own story a path "from railroad town to textile center, to Race City, USA," and it sits in Iredell County, whose southern end holds Lake Norman. Between boats, race cars, campers and work trucks, a lot of Mooresville owners want a home and a real shop under one roof.

Mooresville is also the largest community in Iredell County. The 2020 census counted 50,193 residents, and the Census Bureau estimates 55,842 for July 1, 2025, an 11.0 percent increase on 24.86 square miles of land.

Mooresville Has Its Own Building Department

This is a recent change worth knowing. In 2023 the Town of Mooresville created its own Building Permitting and Inspections Department. It administers and enforces the North Carolina State Building Codes through plan review, permit issuance and inspections, and the town notes it means residents no longer have to travel to Statesville to get permits from the Iredell County Building Standards Division. Permit applications and plan submittals go through the town's online portal.

Outside the town's jurisdiction, in unincorporated Iredell County, permits still go through the county.

A New Development Ordinance

The town adopted a new Unified Development Ordinance on May 5, 2025, and it runs zoning permits online. Before we size a shop or plan a detached garage, we check the parcel's district under the current UDO for setbacks, accessory building limits and height.

Building Near Lake Norman

Lake Norman is the largest man-made lake in North Carolina, covering more than 50 square miles with about 520 miles of shoreline. It was created between 1959 and 1964 behind Duke Energy's Cowans Ford Dam and touches Iredell, Catawba, Lincoln and Mecklenburg counties. A few things shape lakefront barndo plans:

  • Shoreline buffer. A rule dating to June 30, 2001 requires a 50-foot vegetated buffer between the lake and new housing. Older neighborhoods were grandfathered at 30 feet.
  • Duke Energy owns the lakebed. Duke owns most of the land under the lake and manages docks, walls and beaches, so shoreline structures follow its rules.
  • Erosion. Dense housing close to the shore is the main cause of erosion on the lake, which is one more reason we keep grading and runoff under control during construction.

The Ground Under Southern Iredell

Iredell County gave its name to a soil. The Iredell series was first established in the Statesville Area of Iredell County in 1901. USDA describes it as formed from diabase, diorite and gabbro, with very slow permeability and a very high shrink-swell rating in the upper subsoil. Not every Mooresville lot has it, but where a soil report shows Iredell or a similar clay, we take it seriously: deeper footings, careful fill, and drainage that keeps the slab from cycling wet and dry.

Water and Sewer

The Town of Mooresville runs its own public utilities. If your lot is outside the service area, you are looking at a private well and a septic system, and in North Carolina the septic site evaluation, improvement permit and construction authorization come from the local health department before the house can be built.

Mooresville Questions

Does Mooresville or Iredell County issue my building permit?

If your land is in the town's jurisdiction, the Town of Mooresville Building Permitting and Inspections Department (created in 2023) handles it. Unincorporated Iredell County land goes through the county.

How close to Lake Norman can I build?

New housing needs a 50-foot vegetated buffer from the lake under a rule dating to 2001, with 30 feet in older grandfathered neighborhoods. We set the house and shop behind that line.

Can I add a boat or race-car bay?

Yes. Bay size and door height depend on the lot's zoning district under the 2025 UDO.

What if my soil report shows Iredell clay?

We design for it. The Iredell series swells and drains very slowly, so footing depth, fill and drainage get extra attention.
