Mount Holly Barndominium Projects

Barndominium builders in Mount Holly work on the Catawba River side of Gaston County, in a city that describes itself as sitting along the banks of the Catawba about 20 minutes from downtown Charlotte. That short drive to the city plus room to spread out is exactly why people look here for a home with a big shop attached. Mount Holly's own demographics page shows how quickly it has filled in: 9,618 residents in 2000 and 13,658 in 2010, on 10.65 square miles of land.

Two permits, two offices

The permit path in Mount Holly is clearer than in many towns because the city spells it out.

Step one is the city. The Mount Holly Planning Department issues a zoning compliance permit, which confirms that what you want to build is allowed under the city's zoning ordinance. The city gives itself up to ten business days to review an application, and reviews are handled in the order they come in.

Step two is the county. The city's zoning permit does not replace a building permit. Building and trade permits come from Gaston County Building Services, which may ask for engineered or architectural plans, reviewed by county building staff and the fire marshal. County permits must be issued before construction starts.

For a barndominium, the engineered plans piece is important. A clear-span steel frame or a large post-frame building with living space usually comes with a building designer's or engineer's drawings, and we line those up with what the county reviewer wants before we submit.

Other city permits that come up

The city's permit list includes a Right of Way/Driveway Permit, sign permits, special use permits, variances through the Board of Adjustment and even a permit to keep chickens under City Code Section 3-20. If your barndo plan includes a hobby-farm corner, ask about that one early. A new driveway cut onto a city street will need the right-of-way permit as part of the site plan.

Building near the Catawba

Water shapes a lot of Mount Holly property. The city runs its own floodplain administration, and its rule is direct: a Floodplain Development Permit, an Elevation Certificate and a site plan are required before any development activity in a flood hazard area. The governing document is the city's Floodplain Management Ordinance (Article 16), and FEMA flood maps can be checked by address through the FEMA Map Service Center and the Gaston County GIS site.

If a lot touches a mapped flood hazard area, we plan the slab height around the elevation certificate rather than the other way around. That can change the amount of fill, the ramp up to the shop doors and the driveway grade.

Mountain Island Lake next door

Mountain Island Lake, on the Gaston and Mecklenburg county line, was created in the 1920s and is managed by Duke Energy. It covers about 3,281 acres with roughly 61 miles of shoreline, and its main job is drinking water for over 1 million people in Charlotte, Mecklenburg County, Mount Holly and Gastonia. The Mountain Island hydro station sits near the Mount Holly wastewater plant. Lots in the lake's watershed tend to come with more attention to runoff and land disturbance, so a careful erosion plan is part of the job.

Ground and weather

Gaston County terrain is gently rolling with creek valleys and low ridges. Upland Piedmont soils such as the Pacolet series are well drained clays on gently sloping to very steep ground, formed from weathered igneous and metamorphic rock. Slopes commonly run 15 to 25 percent on Pacolet, so a hillside Mount Holly lot can call for a cut-and-fill pad or a stepped foundation.

Charlotte's climate record is the closest long-term reference: about 43.60 inches of precipitation, 3.5 inches of snow and roughly 59 freezing nights a year, with summer highs averaging about 90 degrees in July. That humidity is the reason we push closed-cell spray foam on the inside of metal skins; it stops warm, wet air from reaching cold steel and condensing.

Mount Holly Questions

Do I need a city permit and a county permit in Mount Holly?

Yes. The city issues the zoning compliance permit, and Gaston County Building Services issues the building and trade permits. Both are needed before construction starts.

My lot is near the Catawba. Can I still build a barndominium?

Often yes, but in a mapped flood hazard area the city requires a Floodplain Development Permit, an Elevation Certificate and a site plan first. We design the slab height around that.

Will Gaston County want engineered drawings?

The county may require engineered or architectural plans. For a clear-span steel or post-frame barndo, we plan on having them.

Can I keep chickens with my barndo in Mount Holly?

The city has a specific Permit to Keep Chickens under City Code Section 3-20. Check that permit along with zoning before you plan a coop.
