Mint Hill's Ridge and What It Means for Your Lot
Barndominium builders in Mint Hill are working on a ridge. The center of town sits on high ground at about 768 feet, and rain splits two ways from it: west toward McAlpine Creek and the Catawba River watershed, and east toward Clear Creek, Crooked Creek and Goose Creek, which feed the Rocky River and the Pee Dee. Which side of that divide your land is on tells you a lot about how water will move across your lot and where the low, wet spots will be.
A Town That Started Twice
Mint Hill was founded around 1750 by Scots-Irish settlers and is described as the first town created in Mecklenburg County. In 1910 town officials gave up the charter so the county could build a road through town, and Mint Hill had no elected officials until it incorporated again in 1971. Since then it has grown from 7,915 people in 1980 to 22,722 in 2010 and 26,450 in 2020, with a 2025 estimate of 29,476. Most of the town is in southeastern Mecklenburg County, with a small part extending into Union County.
Two Permits, Two Offices
Mint Hill splits the paperwork in a way that is worth understanding before you start:
- Building permits for Mint Hill and its extraterritorial jurisdiction (ETJ) come from Mecklenburg County's Land Use and Environmental Services Agency (LUESA).
- Zoning permits are issued by the Mint Hill Planning Department.
The town's own permit page also sets a useful threshold for accessory buildings: a shed 12 feet or smaller on all sides needs a zoning permit, while a garage or shed over 12 feet on any side needs a building permit. A detached barndo shop is well past that line, so it goes through full county review.
The Town's Rulebook
Mint Hill has its own Unified Development Ordinance and a 2022 Comprehensive Land Use Plan. We read the district standards in the UDO for your parcel, including setbacks and accessory structure rules, before we finalize a site plan.
If Your Land Is in the Union County Sliver
Because a small piece of Mint Hill lies in Union County, a parcel near the southeast edge of town may have a different county behind it for some approvals. We confirm the county on the parcel record so nothing gets filed in the wrong office.
Septic and Wells on Larger Lots
Some Mint Hill acreage is not on public sewer. North Carolina's septic program is a joint effort of local health departments and the state On-Site Water Protection Branch, and state law requires a site evaluation, improvement permit and construction authorization before a home goes up on land without an approved wastewater system. The drain field location usually decides where the house and shop can sit.
Soil on the Ridge
Upland Piedmont soils such as the Cecil series, a well-drained soil with a red clay subsoil, are typical of high ground like Mint Hill's ridge. Lower slopes and creek bottoms are different ground altogether. We plan cut and fill so the slab sits on firm, compacted material and the yard drains toward the natural fall of the land.
Open Burning and Land Clearing
If your project starts with clearing trees, keep in mind that Mint Hill follows Mecklenburg County rules for open burning, for both the town and its unincorporated ETJ.
