A Barndo in the Waxhaws

Barndominium builders in Waxhaw are planning homes in a place that changed faster than almost anywhere around Charlotte. Waxhaw had 9,859 residents in 2010 and 20,534 in 2020, an increase of about 108 percent, with a 2025 estimate of 23,140. The town grew 6.4 percent in 2019 alone. Its northern boundary is four and a half miles south of Charlotte's city limit, and the area is described as wooded land with rolling hills, which is the kind of setting many barndo buyers are after.

Why Waxhaw land looks the way it does

The Waxhaws are a historic region named for the Waxhaw people. German and Scots-Irish settlers arrived in the mid-1700s, Andrew Jackson was born nearby in 1767, and gold mining shaped the area: the Howie Gold Mine produced 50,000 ounces by 1935. The railroad reached Waxhaw in 1888 and its tracks still run through the center of town, followed by cotton mills that stayed important through the 1940s. The town was incorporated in 1889 and sits at about 584 feet.

That history left a mix of old farm tracts, wooded hillsides and new subdivisions along NC 75 and NC 16 (Providence Road). For a barndominium, the subdivisions usually aren't an option because of covenants on exterior materials. The opportunity is on larger tracts toward the south and east, including land near Cane Creek Park, a 1,050-acre county park on Harkey Road south of town, and toward Andrew Jackson State Park near the state line.

Town rules versus county rules

Waxhaw runs a council-manager government with its own board of commissioners, and land inside town limits follows town zoning. Land outside the limits falls under Union County. We confirm which applies to your parcel and whether residential use, an oversized accessory shop, or a combined shop-and-living building is allowed in that district before you spend money on plans.

Wooded, sloping lots

Rolling, wooded land makes a beautiful barndo setting, but it adds work:

  • Clearing and grading: a large single-slab footprint needs a flat pad, and slopes mean cut and fill.
  • Runoff: clay soils move water across the surface; Piedmont series such as Iredell are rated very slowly permeable. Gutters, swales and a graded pad keep water away from the slab.
  • Long drives: wooded lots often need a long gravel drive and a culvert where it meets the road, sized for delivery trucks.

Septic on acreage

Most larger tracts around Waxhaw rely on septic. Union County Environmental Health handles the permits, and a county notice effective March 17, 2020 called for a backhoe with a trained operator (bucket at least 2 feet wide) at the site evaluation, or a North Carolina soil scientist's report under Session Law 2018-114. That notice also capped each Improvement Permit application at 3.0 acres; if the limit still applies, a bigger tract means choosing the likely house site before the evaluation. A separate March 2020 notice temporarily suspended new septic and well applications at the time. Both are dated, so we check the county's current rules before you buy.

Steel or wood frame?

Both work around Waxhaw. A steel frame gives long clear spans for a shop bay without interior posts. A wood post-frame is simpler for interior finish carpenters. Either way the home is built and inspected to the 2024 North Carolina State Building Code, in effect since July 1, 2025, and needs well-detailed insulation so the metal skin doesn't sweat in humid summers.

Waxhaw Questions

Can I build a barndominium in a Waxhaw subdivision?

Many subdivisions restrict exterior materials, so check covenants first. Larger tracts outside subdivisions are usually a better fit.

Is my land under Waxhaw or Union County rules?

Inside town limits, Waxhaw zoning applies; outside, Union County's does. We confirm the parcel's jurisdiction before design.

I have 10 acres. How does the septic evaluation work?

A Union County notice from March 2020 limited each Improvement Permit application to 3.0 acres. We confirm the current rule with the county, then pick the likely house and drain field area first.

Does a sloped, wooded lot add time?

Usually. Clearing, grading a flat pad and building a longer drive come before the slab.
