From Mill Village to Growing City

Barndominium builders in Kannapolis are building in a city with an unusual story. In 1905 James William Cannon bought about 600 acres and laid out a mill village; the first Cannon mill opened in 1908. The town grew up around Cannon Mills for most of the century, was incorporated as a city on November 6, 1984, and lost its anchor when the company's successor, Pillowtex, went bankrupt in 2003. The old mill buildings were torn down, and the North Carolina Research Campus opened on the site in 2008.

Today Kannapolis is growing again. The 2020 census counted 53,114 people, and the Census Bureau's estimate for July 1, 2025 is 61,708, a 16.0 percent jump in about five years, on 32.71 square miles of land. The city reports eight universities working together at the Research Campus.

Which County Is Your Lot In?

This is the first question on any Kannapolis project. The city is mostly in Cabarrus County, but Rowan County's southern border cuts right through it, so some Kannapolis addresses are in Rowan.

  • Cabarrus side: Cabarrus County Construction Standards provides building inspections and permitting for all areas within Cabarrus County and enforces the North Carolina State Building Code.
  • Rowan side: Rowan County's seat is Salisbury, and land on that side of the line falls under Rowan County's own offices.
  • Zoning: The City of Kannapolis refers zoning permit questions to its Planning Department, which also runs the Planning and Zoning Commission.

We pull the parcel record before anything else so the plans go to the right desk.

Mill Houses, Infill and Acreage

The old mill village means Kannapolis has many small, older lots near downtown and more open land toward the edges of town and into Rowan County. A narrow infill lot may suit a compact two-story barndo with a garage under part of the roof. Larger tracts toward the county line can take a classic single-story plan with a full shop wing.

Septic on Land Without Sewer

North Carolina runs its septic program as a joint effort between local health departments and the state On-Site Water Protection Branch. Before a house can go up where no approved wastewater system exists, the local health department evaluates the site and issues an improvement permit and then a construction authorization (G.S. 130A-336). On a rural Rowan or Cabarrus tract, we use the approved drain field area to decide where the house and shop sit.

Soils We Plan Around

Kannapolis sits on Piedmont uplands. Two soils that show up widely across the Carolina Piedmont:

  • Cecil: well drained, with a red clay subsoil formed from felsic igneous and metamorphic rock.
  • Enon: formed from mafic or intermediate rock, with high shrink-swell potential.

Clay that swells calls for careful slab prep, compacted fill, and grading that sheds water away from the foundation.

East Toward the Yadkin

Rowan County's eastern border is the Yadkin River, while Cabarrus County drains mostly toward the Rocky River and on to the Pee Dee. Either way, low land along creeks gets a floodplain check before we pick the building pad.

Kannapolis Questions

My Kannapolis address is in Rowan County. Does that change anything?

Yes. Building permits and septic approvals follow the county the parcel sits in. Cabarrus parcels go through Cabarrus County Construction Standards; Rowan parcels go through Rowan County. We check the parcel record first.

Can I build a barndo on an old mill-village lot?

Sometimes. Small lots limit the footprint and setbacks, so a two-story layout with the garage tucked under part of the roof is often the answer. Zoning questions go to the Kannapolis Planning Department.

Who approves a septic system near Kannapolis?

The local health department for the county your land is in, working under the state On-Site Water Protection program. It issues the improvement permit and construction authorization.

Do you build on the rural edges of Kannapolis?

Yes, on both the Cabarrus and Rowan sides, including acreage that needs a well and septic.
