Why Marshville Suits a Barndo

Barndominium builders looking at Marshville see a different side of Union County from the suburbs on the Charlotte end. Marshville is a small town covering about 2.1 square miles at roughly 545 feet of elevation, with 2,402 residents in 2010 and 2,522 in 2020, a gain of 5 percent. Compare that with the county as a whole, which grew 18.4 percent over the same decade, and you can see why the countryside around Marshville still has open land for a home with a shop.

The town was founded in 1874, incorporated in 1877, and named after the Marsh family. It's known as the birthplace of Randy Travis and hosts a Randy Travis Festival each fall; parts of the 1985 film The Color Purple were shot here. Schools are part of Union County Public Schools, including Marshville Elementary, East Union Middle and Forest Hills High.

The questions to answer before you buy

1. Town or county?

The town limits are small, so most acreage around Marshville is in unincorporated Union County. That means county zoning and county permitting rather than town rules. We confirm the parcel's status and zoning district so you know a residential barndominium, and any separate shop, is allowed.

2. Will the land perk?

Without public sewer, the home depends on a septic permit from Union County Environmental Health in Monroe. A county notice effective March 17, 2020 required a backhoe with a trained operator and a bucket at least 2 feet wide for the site evaluation, unless you hire a North Carolina soil scientist to document the soils under Session Law 2018-114. The same notice capped each Improvement Permit application at 3.0 acres, and a March 18, 2020 notice temporarily suspended new septic and well applications at the time. Those are dated notices, so we verify current procedures with the county before you close.

3. Water source?

If there's no water line on the road, you'll need a well. North Carolina's On-Site Water Protection Branch handles inspection and testing of private wells constructed, repaired or abandoned on or after July 1, 2008, through the local health department.

Soil and slab

The Piedmont soils of Union County range widely. The USDA's Pacolet series is well drained with a red clay subsoil and moderate permeability. The Iredell series, also found across the Piedmont, is very slowly permeable with very high shrink-swell potential in its clay subsoil and is typically used for cotton, small grain, hay or pasture. Farmland that has been in hay for decades can still sit on swelling clay, so we treat soil information as a design input for the slab, not an afterthought.

Building on farmland

Converted pasture is often easy to clear, but it brings its own checklist:

  • old fence lines, stumps and farm debris to remove before the pad
  • low spots where water collects after storms
  • a driveway entrance and culvert approved where it meets the road
  • power service runs that may be long on deep lots

A barndominium works well here because the same building can hold a tractor bay, workshop or hay storage with living space attached.

Code, design and timeline

New homes in North Carolina are built to the 2024 State Building Code, effective July 1, 2025. That applies to a barndominium whether the frame is steel or wood post-frame. After land and septic approvals, the build moves through design and permit, site work and slab, shell and dry-in, then insulation, mechanicals and finishes. We size spray foam or other insulation and the HVAC system together so the metal shell stays dry and efficient through humid summers.

Marshville Questions

Is land near Marshville usually in town or in the county?

The town covers about 2.1 square miles, so most surrounding acreage is unincorporated Union County under county rules.

Do I need a perc test before buying farmland here?

It's wise. Union County's septic site evaluation decides whether and where a system can go, and that drives the house location.

Can my barndo include a tractor bay?

Yes. Shop and equipment bays attached to the living space are a common barndominium layout, subject to zoning.

Who inspects a new private well?

The local health department, under North Carolina's private well program for wells built on or after July 1, 2008.
