North Mecklenburg Between the Lakes
Barndominium builders in Huntersville work in north Mecklenburg County, close to two of the region's big reservoirs: Lake Norman, which borders Mecklenburg County, and Mountain Island Lake, near Huntersville's historic Latta Place. Huntersville is one of the three towns north of Charlotte in Mecklenburg County, along with Cornelius and Davidson.
The town is large and still growing. The 2020 census counted 61,376 people, and the Census Bureau's estimate for July 1, 2025 is 68,535, an 11.6 percent increase. Huntersville covers 41.34 square miles of land, a lot of territory for a town, and 71.7 percent of its homes are owner-occupied.
Permits run through Mecklenburg County
Building permits, plan review and inspections are handled by Mecklenburg County Code Enforcement, a division of the county's Land Use and Environmental Services Agency. Its inspectors cover construction across the county's 524 square miles and review plans against the North Carolina State Building Code. Town zoning still applies, so we check the Huntersville zoning district for setbacks and accessory building limits before the county review.
Mountain Island Lake and drinking water
Mountain Island Lake covers about 3,281 acres with roughly 61 miles of shoreline and was created in the 1920s alongside the Mountain Island hydroelectric station. It provides drinking water for over 1 million residents of Charlotte. Because of that role, building near it deserves extra care with erosion control and stormwater, and we plan silt fencing, stabilization and runoff paths from day one.
Lake Norman rules
On the Lake Norman side, new housing needs a 50-foot vegetated buffer between the lake and the house under a rule dating to June 30, 2001. Duke Energy owns most of the land under the lake and manages docks and shoreline structures. A lake-lot barndominium usually ends up as a home set back behind the buffer with a garage or boat bay facing the road.
Old farm country
Huntersville has deep rural roots. Latta Place, a Federal-style house built around 1800, stands in Huntersville near Mountain Island Lake. Pockets of wooded and former farm land remain on the town's edges, and those are the parcels where a barndo with a shop or small barn fits naturally.
Building on Piedmont clay
The common upland soil around Charlotte is the Cecil series: well drained, with a red clay subsoil. It makes a good building base when compacted and kept dry, but it gets greasy and soft in wet weather, so we schedule grading and slab work around rain and protect the pad once it is cut.
Floodplains along the creeks
Charlotte-Mecklenburg Storm Water Services administers floodplain development permits and the floodplain mapping program along FEMA-regulated streams throughout Mecklenburg County, including the towns. Any Huntersville lot near a creek gets a floodplain check before we set the finished floor.
Part of a county of over a million
Mecklenburg County was formed in 1762 from the western part of Anson County and counted 1,115,482 residents in 2020. Huntersville sits in the county's north end, Township 15, where suburban growth meets the remaining open land near the lakes. That mix means both small-lot and acreage barndo builds are possible here.

Huntersville Questions
Who issues building permits in Huntersville?
Mecklenburg County Code Enforcement, part of the county's LUESA agency, handles building permits and inspections. We also confirm the town's zoning requirements for your lot.
Can I build a barndo on a Lake Norman lot in Huntersville?
Usually, as long as the house stays behind the 50-foot vegetated buffer for new housing and meets zoning and any HOA rules.
Are there extra concerns near Mountain Island Lake?
The lake supplies drinking water for over 1 million Charlotte residents, so we put extra care into erosion control and stormwater during construction.
Is my creek-side lot in a floodplain?
We check current Charlotte-Mecklenburg floodplain maps. If it is, a floodplain development permit and a raised finished floor may be needed.
